THINGS TO KNOW ABOUT OWNING AND

LIVING IN HEMLOCK FARMS

Deed Restrictions

On December 14, 2001 the Second Restated Declaration of Restrictive Covenants were filed at the Recorder of Deeds office in Milford, PA.  These new covenants took effect on June 1, 2003, and are legally binding on all lots in the community, and, among other things, include the following:

¨      All members agree to join the HFCA by virtue of property ownership, maintain their membership and pay current  annual dues, fees and/or other assessments set by the Association.

¨      No building can be erected other than a single family house with one private garage.

¨      Plans for any construction, improvements or alterations must be approved by the HFCA and a building permit must be paid for as specified by the HFCA.

¨      The finished grade after construction must conform with the Hemlock Farms drainage plan and each lot owner is responsible for drainage ditches aligning their property.

¨      No building can be used for any purpose other than as a dwelling for a single family.

¨      All buildings on lots must be connected to the main lines of the central utility system.
