THINGS TO KNOW ABOUT
OWNING LIVING IN HEM Deed
Restrictions On ¨ All members agree to
join the HFCA by virtue of property ownership, maintain their membership and
pay current annual
dues, fees and/or other assessments set by the Association. ¨ No building can be
erected other than a single family house with one private garage. ¨ Plans for any
construction, improvements or alterations must be approved by the HFCA and a
building permit must be paid for as specified by the HFCA. ¨ The finished grade after
construction must conform with the Hemlock Farms
drainage plan and each lot owner is responsible for drainage ditches aligning
their property. ¨ No building can be used
for any purpose other than as a dwelling for a single family. ¨ All buildings on lots
must be connected to the main lines of the central utility system. Bylaws The Bylaws of Hemlock Farms Community
Association contain operational information about the rights and obligations of
HFCA members. This document is in
addition to the Deed Restrictions. It is
included in this Handbook. Board of Directors The Hemlock Farms Board of Directors is
comprised of nine volunteers elected by the membership of the Hemlock Farms
Community Association to oversee the management of the business and affairs of
the Association in trust for the members. Regular meetings are held each month,
on a Saturday, in the Annual
Membership Meeting The Annual meeting of the Hemlock Farms
Community Association is held at Elections HFCA Bylaws provide two voting days for annual
elections. Voting days are the 2nd
Saturday of July and the Sunday eight (8) days later. The deadline for filing nominating petitions
to place your name as a candidate for the Board of Directors is 45 days before
the first voting day. Year Deadline for Annual Meeting & Filing 1st Voting
Day 2ndVoting Day 2008 May 21 July 12 July 20 2009 May 20 July 11 July 19 Annual Meeting is at Voting
Rights The rights of members, including members on the
Board of Directors and its advisory committees, to petition and vote are
automatically revoked if the member is in default of any
monetary obligation owed to the Association.
The member's rights to petition and vote shall be restored after all
defaults have been cured as determined by the Board of Directors. |
